Transform your outdoor living space with Ecodek, sustainable composite decking

Heritage Brecon Shale

Sustainable, stylish, safe create your perfect outdoor space with Ecodek

ll of us have spent more time at home over the past year and for those lucky enough to own an outside space, it has become a haven – a place to relax in, to escape to and, more recently, an area in which to entertain friends and family. This has led many of us to invest more significantly in our gardens, courtyards or balconies, with the aim of creating practical yet beautiful outdoor spaces to enjoy both now and in the future.

A

These renovations will often feature elegant entertainment areas or wandering walkways but choosing the best material with which to create these stylish spaces can be confusing. Timber decking is an attractive option, but its cost, high maintenance requirements, and tendency to weather badly, means many people do not pursue the garden of their dreams. Wood composite decking could be the answer.

Wood polymer composite offers all the beauty of timber, but with the added benefits of being rot and split resistant, low maintenance, splinter free and slip resistant, resulting in a long-lasting, beautiful, and safe decking solution. Ecodek has been manufacturing wood polymer composite decking for over 17 years and during that time we have developed beautiful, sustainable ranges of decking, with a style and colour to suit every taste.

Boards to blend beautifully into any background The Heritage range has an attractive wood grain appearance, which provides a natural, rustic finish that will not stain, warp, split or flake. The boards are available in five neutral colours making them perfect for any style of outdoor space.

Peaks Snowdon

Our Signature range features reversible ribbed and grooved decking, which offers a unique finish. The range comes in five modern shades, Pebble Grey; Slate Grey; Dark Brown; Light Brown; and Black making it the ideal choice for contemporary homes. Both the Heritage and Signature ranges comprise non-capped solid wood polymer composite boards, the manufacturing process of which allows us to offer unique finishes such as reversible ribbed and grooved on the Signature range and the embossed timber grain on the Heritage. In addition to the Heritage and Signature ranges, we have launched two new designs, Peaks and Parks.

Reaching the peak The Peaks decking range features a sleek wood grain effect and three-sided external capping which provides an additional barrier to the elements and prevents fading and staining. Available in two natural shades, Snowdon (dark grey) and Nevis (light grey), the Peaks decking range is perfect for those looking for an organic finish.

Signature AT Slate Grey

The Parks range offers the same classic finish as the Peaks, and also comes with the external capping. This range is available in two timeless colours, Exmoor (grey) and Dartmoor (dark brown), each creating a multitonal finish that will blend seamlessly into any outdoor space. Both the Peaks and Parks ranges supported by 30and 40-year warranties respectively, providing additional peace of mind. “Interest in wood composite decking has increased significantly over the past few years, as customers learn more about its benefits over traditional timber,” explains Jessica Brown, Digital Marketing Manager at Ecodek. “Low maintenance, longevity, increased safety and sustainability have all been cited as reasons for choosing our decking over its natural alternative.

“Sustainability is at the heart of everything Ecodek does. All our products are made from 95 percent recycled and sustainably sourced raw materials and are 100 percent recyclable. We strive to maintain this culture of sustainability throughout all our business processes and have achieved a ‘carbon negative’ status for the production of our composite decking. We are also currently working towards a Zero to Landfill policy.” Jessica concludes: “Here at Ecodek we are working constantly to ensure our products deliver in terms of quality and sustainability, as well as being beautiful to look at. We want to provide our customers with the widest choice possible, and with the introduction of our new Peaks and Parks range, we can now offer a decking solution for every style of home.”

Waterproofing specialists seal leaky basement Waterproofing and damp proofing specialists, Severn Damp & Timber Preservation, installed a range of Triton Systems’ waterproofing materials to deal with water ingress around two skylights, formed within the concrete roof deck over a basement that extended into the garden of a domestic property.

Triton Fillet Seal is a pre-packed cement based and polymer modified product, designed for use as a floor to wall junction seal during waterproofing works. It helps ensure a smooth transition between horizontal and vertical surfaces and minimises the risk of leaving gaps or holes unsealed. Triton TT55 is a highly effective damp proof ‘tanking’ membrane, applied as a slurry to brickwork, concrete or any cementitious substrate. A screed, incorporating Triton SBR latex admix (to improve the durability and water impermeability of the mix) was then applied around the skylights and across the whole deck area, with falls laid to prevent standing water. Finally, two coats of Triton TWS Fastcoat were applied (over a primer coat) followed by Platon Double Drain protection and drainage membrane installed over the coated areas.

T

he RC walls and floor slab of the basement were originally waterproofed using a bentonite membrane, whilst the concrete roof deck was protected with a self-adhesive sheet membrane. Following the report of visible signs of water ingress into the basement, including staining to plasterwork from the two skylights, Severn Damp’s MD, Billy Roberts, with the support of the Triton technical team, designed a waterproofing solution to seal around them and to encourage surface water to drain away. He then recommended future works to lay gravel back over the deck or to make a green roof. The gravel was removed around the skylights and the exposed brittle and cracking plastic damp proof membrane

•4•

was cut back. The area was then jet washed. Mortar incorporating Triton Trimix Resin, a water and salt resistant additive, was then injected around the skylights to fill any gaps. A bottle cove fillet of Triton Fillet Seal was then applied around the skylights and coated with two coats of Triton TT55 extending over the deck to one metre around each.

TWS Fastcoat is a single pack, moisture curing polyurethane elastomeric resin. It cures as a fully bonded and seamless layer, offering continuous and flexible protection, capable of withstanding minor building movements without cracking. Platon Double Drain drainage and protection cavity membrane is used externally against retaining walls and across podium decks. In this application it protected the TWS Fastcoat layer from potential damage and maintained a clear space through which the water could drain freely. info@tritonsystems.co.uk www.tritonsystems.co.uk

SME Developers: Are you missing out on your slice of the affordable home pie? As we begin travelling the road to fewer restrictions in the UK, it is fair to say that construction has remained a driving force in keeping the economy moving during the pandemic. In fact, in 2021, the construction output had already reached pre-pandemic levels by March of this year. owever, with a massive increase in construction output around housing repair and maintenance, there has been a March to April drop in construction outputs in housing, according to the Office for National Statistics (ONS) Construction Output and Employment report[i].

H

The ongoing need for affordable homes, especially with the significant impact on first-time buyers that the Stamp Duty Land Tax holiday caused, is still powerful. The latest report proves that there is still scope for smaller developers to get their fair share of the pie. Could now be the time for SME construction firms to step up and take advantage of brownfield land available to them across Great Britain? In April, private housing investment dropped to 2.81billion, still a strong figure, but was down 350million in the previous month. With the weather improving and construction conditions reaching optimum levels, Saffron is encouraging small businesses to take advantage of this. At Saffron Building Society, we work with small developers to provide

financing that works for their projects. Our decades of experience and highly knowledgeable team offer a bespoke service to every one of our partners, working with them every step of the way to ensure funds are available at each essential stage of the build. Our dedicated team is always on hand to discuss your project, provide guidance on development financing requirements, and guide you to the best possible financial outcome for your

build. We also work closely with the developer throughout the project and we are close at hand to provide advice, guidance and if necessary introductions to other professional partners to assist in issues which may arise along the way. Groveworld gets green light for £100m revamp of hospital site Developer Groveworld has secured a resolution to grant planning permission from Camden Council to create new homes, office space and a hotel at 330 Gray’s Inn Road – the former home of the Royal Throat, Nose and Ear Hospital, in King’s Cross. esigns from architects AHMM include 72 highquality homes alongside 14,000sqm of new innovative office space plus a public courtyard and 182-room hotel.

D

Groveworld’s Senior Development Manager Ross Jacobson said: “This is a significant milestone for an exciting project and our plans to revitalise 330 Gray’s Inn Road have been shaped by an extensive programme of engagement over the last 18 months with the London Borough of Camden and the local community.

•6•

“The designs will create an exciting new community that, aside from providing much-needed new homes for the borough, will deliver a mix of open spaces and high-quality facilities our residents and neighbours can enjoy. “Our hope is that this will become an important site in the Knowledge Quarter as it continues to grow and flourish.” The lead architect for the project, AHMM Director Philip Turner added: “We have worked closely with Groveworld and Camden Council since May 2019, to develop an intricate

masterplan of five buildings for 330 Gray’s Inn Road. The final plans represent an exemplary design that has sought to reflect the historical grain of the King’s Cross Conservation Area, and will offer something for everyone, from open spaces to high-quality leisure facilities and a state-of-the-art lifestyle hotel where new and existing residents will be able to work, relax and socialise with friends and family.” The application will now be referred to the GLA and Groveworld hope to start works early next year as talks now begin with potential main contractors.

Cedral: Creating Beautiful Homes For Decades For decades, Cedral has been helping homeowners and professionals create buildings that are both beautiful and resilient. Engineered for style, strength and sustainability, Cedral facades offer a minimum life expectancy of 50 years, with quick and easy installation and low lifetime maintenance. anufactured to withstand nature’s harshest conditions, fibre cement doesn’t rot, rust, warp or crack and is fire, frost, mould and water resistant and is the ideal alternative to traditional cladding. Fibre cement also has an excellent fire classification of A2-s1, d0. Additionally, fibre cement uses less raw materials, less energy and less waste than some traditional building materials.

M

The fibre cement planks can be mounted vertically or horizontally and come in wood effect or smooth finish in a choice of 21-factory applied colours and two woodstain finishes that will stay colour-true for years. Cedral also offer a roofing range of fibre cement slates which offer different textures and colours, making them exceptionally architecturally versatile. With local advisors across the UK, as well as a dedicated customer service and technical advisory department, Cedral’s team is on hand to guide you through every stage of your project.

A beautiful finish to a spectacular multi-level home in Scotland When architect Graeme Andrew, of ataSTUDIO designed a family home in the village of Kilmacolm, the final piece of the jigsaw was the choice for a facade (main image). Graeme and the homeowners chose a fibre cement weatherboard cladding material, Cedral Click, for an exterior look that was in keeping with the house’s surroundings and contemporary design. The multicoloured façade accentuates the minimalist, horizontal lines of the building. The cladding also helps to reduce the building’s environmental impact, enhancing the residents’ thermal comfort and providing a durable, low maintenance solution.

A modern makeover of an architect-designed 1970s house in South Yorkshire A family was very happy with their 5-bedroom bungalow apart from its external appearance which was becoming very dated and dilapidated.

They considered replacing the exterior cladding with a similar type of tile but worried that vertical tiling wouldn’t give them the quality, contemporary look they wanted. The fact the building was in the Ranmoor Conservation area could have posed a problem but Cedral facades have been used successfully in other conservation areas and the project was passed. Smooth-finish Cedral Click weatherboards in contemporary Slate Grey have given the tired looking house a new lease of life (pictured above). For more information please visit: www.cedral.world

Taggart Homes begins construction on innovative new outdoor multifunctional work pods Taggart Homes has commenced works on the first phase of 100 high spec outdoor work pods suitable for home working and a range of small businesses including beauty salons and gyms. he pods will come in a variety of sizes and designs and will be available to the public in the UK and Ireland, as well as buyers of Taggart Homes properties this week, at a starting price of £10,000 + vat.

T

With the rising trend in home working due to the COVID-19 pandemic and many business closures causing economic uncertainty, the pods will offer customers an outdoor office option, and a dedicated outdoor space, from which many sole traders and small business owners such as personal trainers and beauty therapists can run their own businesses away from the rest of the house, with room for supplies and equipment. There is also scope to be creative with the pods for personal use – as a personal gym, bar, or a place to rest and relax, or to indulge in a hobby. The first phase of garden pods by Taggart Homes will be available to purchase from this week, and existing Taggart homebuyers will be offered the opportunity to have a pod installed on their property. Selling agent Pygott and Crone has been appointed as the UK agent to launch the garden rooms. Michael Taggart, CEO of Taggart Homes, said: “As living and working habits continue to shift for many given the present circumstances, there is a growing movement to home working and as people look to optimise their living environment, and they are looking to upgrade properties. “With this trend for home working and many businesses having to close their doors – the outdoor work pod is a versatile asset and can work as a home office, or a space for small business owners – adding value and versatility to homes. “We are excited to introduce these pods to the public and will be offering our existing Taggart homeowners the chance to snap one up for their property. This is just the first phase and we plan on creating more in the future as we believe they will continue to be a desirable and valuable addition to any home.

•14•

“At Taggart Homes, we always put ourselves in the mind of the customer and we have a duty of care to the buyer. Practicality, aesthetic and energy efficiency are all key aspects that we try to incorporate into all of our homes to guarantee value for money and quality that will last several lifetimes of wear.” Tim Downing, director at Pygott & Crone, said: “With a change in people’s working practices and a shift to working from home - the Taggart garden rooms offer an ideal solution and the team at Pygott and Crone are receiving an incredible number of enquiries.”

Running-in your new home Practical advice for homeowners moving during Covid f you are moving into a newly built home, it’s important that your home can ‘settle’ – just like you, particularly in these uncertain times.

I

Giles Willson, Standards and Policy Manager at NHBC, the UK’s leading warranty and insurance provider for new build homes, said that there are a number of simple steps to take to help you ‘run in’ your new home. “Easy day to day measures can prevent or limit problems occurring, with the three key factors of moisture, condensation and shrinkage being the main causes of potential damage at any time of the year,” he said. “With UK mortgage approvals rising to their highest level in more than 10 years*, partly driven by buyers reassessing their living situation during the pandemic, it is clear that many tens of thousands of people have been busy and making the move during lockdown.” It is common that during construction, the materials used to build your home will have absorbed water. Although it is something you won’t notice, it’s important that this moisture evaporates slowly and be ventilated away. Decelerating the drying out process reduces the visible

•16•

effects of shrinkage, by letting things take their natural course. Stop moisture spreading: Extractor fans and cooker hoods, where fitted, should be used whenever water vapour is being produced, such as when cooking, washing clothes and showering. Also ensure that windows are opened regularly to allow excess moisture to escape. Keep a constant temperature to limit cracking: Try to keep an even temperature in the house so that the structure warms up and dries out gradually. Dealing with minor cracks: Small cracks in the walls and gaps in joinery are both common signs of shrinkage. These should be left for a few months and then sealed after your new home has dried out. When you redecorate, use a good filler for any gaps and plaster cracks that may have arisen from normal drying-out and shrinkage. Reduce condensation: Keeping your trickle vents within your windows open

will reduce condensation. If it does appear on your windows, simply wipe it away. Left alone, condensation can cause a lot of damage, and lead to unnecessary repair costs. Redecoration: The builder will probably have painted the walls with a light paint that lets moisture get out during the drying out period. Further coats of emulsion and oil-based paints or wallpaper can be put on after about 9-12 months. Wardrobe ventilation: Built-in wardrobe doors should be kept slightly ajar during the drying out period, especially if the wardrobe is on an external wall. And finally… Loft care: Check the loft regularly for signs of condensation. The builder will have put permanent ventilation in the roof, usually at the eaves, to avoid condensation. These openings, which take the form of slots or holes, should not be covered. Do not leave the loft hatch open because this will allow warm moist air into the loft, wasting heat and increasing the risk of condensation.

coatings & paints s a company that manufactures sealants, adhesives and other building chemicals, you might expect us to advocate increased awareness when it comes to choosing fire foams. But selfgain never has, and never will, be Bond It’s main motivation for urging greater consideration when it comes to these products.

A

Instead we believe the building industry in the UK is affected by a serious issue with equally serious, and potentially lifethreatening, implications. With lives at stake, and against a backdrop where we are all increasingly accountable for our work and where they have been a number of high profile examples of poor building practices contributing to the spread of fire, we see it as our responsibility to share our knowledge. The problem stems from the existence of too many different but similar sounding classification systems. This has created a degree of confusion which has left many in the sector at risk of inadvertently using fire foams with levels of performance that fall woefully short of the mark.

Not all fire foams are created equal Years ago specifying a fire foam was a lot simpler and arguably safer than it is today. You had the choice of either a standard foam or a fire foam with both types available in either a gun or handheld form. To benefit from its classification, fire foam had to comply with BS476 part 20. This meant it would act as a barrier to fire for 4 hours giving a building’s occupants vital time to escape. Then, with an influx of European foams into the UK came a proliferation of different standards. The most widespread was a German standard based on a sliding scale. This ranged from A1 (100% non-combustible) through to A2, B1, B2 and B3 with the latter offering the worst levels of performance. If the introduction of a whole new standard system and a large number of differing classifications didn’t serve to create enough confusion, the way

•18•

Safe in the knowledge Effective performance is everything when it comes to fire safety products. However, without knowing it, many of us could be making compromises when it comes to our choice of fire foams and fire rated silicones.

coatings & paints in volume but decreases in density forming a char layer. The expanded sealant does not actually catch fire, but the char burns eventually, still much more slowly than most building materials. Depending on the product formulation, application and backing material, an intumescent sealant can be resistant to fire for up to 4 hours. Buildings require different levels of fire resistance depending on their size and whether they have a residential purpose.

Better safe than sorry of assessing the UK and European standards was also totally different. The UK standard meant a fire foam had to act as a barrier to prevent fire transferring from one room to another for a period of four hours. The German standard meanwhile was based on someone trying to ignite the foam itself - not a very realistic scenario.

Savings - but at what cost? One of the most widely seen classifications people now find on fire foams is B2 and it’s not hard to understand why. B2 strikes a fine balance between offering some fire resistance and at a cost that won’t hurt budgets – or margins. However, in our opinion, B2 ‘fire’ foam’s performance is totally inadequate and we don’t think it should be sold as fire foam at all. Yes, there are savings and profits to be made, but at the end of the day, what price do you put on property or even more poignantly, on someone’s life? As we near the 4th anniversary of the Grenfell Tower fire, we are hoping lessons have been learnt.

spread through the smallest of gaps causing extreme damage to buildings and even human lives. Applying an intumescent sealant to linear joints, around pipes and between cables to close all the gaps and add fire resistance. An intumescent seal slows down the burning process and does not contribute to spread of flames. Therefore, it can minimize the damage by protecting structures, giving fire fighters more time to arrive and take the fire under control as well as fireproofing escape routes allowing for efficient evacuation.

How does intumescent sealant work? Intumescent seals are known as means of passive fire protection, but what is an intumescent sealant in practice? Also known as expansion sealant, intumescent sealant expands when it becomes exposed to extreme heat and can swell up to 40 times its original volume. The sealant increases

Of course, it would be remiss of Bond It to highlight an issue as grave as current fire foam classification and misclassification without proposing a solution. Thankfully, there is one - and it’s also fairly easy to implement. In its simplest terms, our advice would in every circumstance if you need fire protection from your foams nothing less than B1 is really acceptable as a bare minimum standard and for silicones we would recommend a fire tested sealant. Look for the standards EN1366-4, EN1366-3, EN ISO 101402 and EN13501-2 on packs - which are proof that the foams and sealants will do their job and you can be safe in the knowledge that you’ve chosen a true fire foam or fire rated sealant that will leave people safe in their homes, offices and other buildings.

Like most of our competitors, we react to market demand and do supply a B2 PU foam as part of our range. However, we are strict about this not being referred to as a “fire” foam and it is not marketing under this guise at all. We clearly state what the products performance characteristics are and what it is tested to. Silicone sealants also play a big part in ensuring the integrity of fire resistant seals and joints. These are used in reestablishing the fire-rated integrity of a wall or floor assembly compromised by the inclusion or exclusion of a penetrant. Flames and smoke can

Wharf Worktops, meet the rising demand for resilient and lifestyle-oriented home interiors by focussing on its unique patent pending Seamtec® product strengthening technology to ensure customers can buy with confidence when updating the home. harf Seamtec® enables stronger, thinner solid surface worktops which in turn, reduces the volume of materials used by allowing existing worktops to be covered rather than destroyed and sent to landfill.

W

Managing Director, Rob Bullen explains, “Our founder, the specialist cabinet maker Trevor Baker, was ahead of his time when he started the business 25 years ago with an emphasis on precision and made-to-order components. We are the only UK manufacturer who can deliver strong, seam free solid surface overlay worktops, which are tailored to fit your kitchen dimensions exactly thanks to our laser measuring system and the expertise of our specialists. Following three national lockdowns in the space of a year, we are finding that homeowners are re-evaluating what they want from high-traffic rooms to protect health and ensure hygienic surroundings hence the popularity of our easy-clean and nonporous worktop solutions.” With so much activity focussed on the home from studying and leisure activities to working remotely, maintaining good home hygiene has never been more important in preventing the spread of the pandemic. One of the many benefits of a Wharf surface is that it will repel liquids so no water, coffee, oil, wine or cosmetics can permeate the worktop and cause long-lasting damage or stains. The good news is that no specialist cleaning or sealing products are required, so consumers are guaranteed a low-maintenance kitchen with worktops and splashbacks, which are super-easy to maintain and keep looking beautiful. The Wharf design team fully understands how important it is to have a beautifully finished kitchen so the Wharf Seamtec® offering extends to all surfaces including

worktops, upstands, backsplashes, sinks, chopping boards and drainers. This means every hardworking surface can be protected, as well as island units and breakfast bars too! With a choice of over 30 exclusive contemporary colours, it has never been easier to achieve an elegant and stylish solid surface worktop that will complement today’s fitted kitchens.

At a time when sustainability is a vital part of the conversation, touching on eco-conscious consumption and home improvements, Seamtec® by Wharf is an ethical alternative that substantially reduces the need to send your old worktop to landfill. With a purpose-built factory on the Hampshire/Sussex borders, Wharf Worktops can deliver custom made worktops to UK kitchen retailers after just 12 working days to process your order, so your renovations can proceed quickly and easily – and without an excessive carbon footprint. Wharf Seamtec® - For a beautiful and contemporary solution, Wharf create designer worktops, island units and breakfast bar areas. Decide on what length and depth you need and your worktop will be custom-made to fit your kitchen or utility room dimensions, following the angles and curves of existing cabinetry. This product is also an ideal choice for the family bathroom or master en suite to prevent water damage and protect against splashes.

“We are proud to be leading the way in bespoke British surface solutions. Our patent-pending Seamtec® manufacturing process ensures that the finished product has the look and feel of a one-piece solid worktop so that the kitchen design is elevated to the next level. Whether projects are in super-premium developments or older, more traditional properties, we can create refined, bespoke surfaces which are practical, durable and in harmony with the overall design blueprint” adds Rob. As we settle into our second year of trading in the pandemic and the challenges that continue to face us, we would like to take this opportunity to reiterate our policy of stockholding and pricing and how it is driving our company forward. “Last summer we saw widespread disruption to supply and many assumed by now these issues would have ironed themselves out. In fact they have worsened. Most of our competitors are still looking at long lead times and have applied large price increases. We are not only able to maintain the chain of supply due to our longstanding policy of stockholding but are also able to maintain our current pricing structure providing further financial stability to ourselves but as importantly to our customers” As always the Sussex Range is manufactured from 100% stainless steel including our recently introduced Black Edition of powder coated rails. “More and more people are coming round to the durability and sustainability of stainless steel, particularly after the year we have just had, we all need to be aware of our environmental and social impact” “On a practical note our customers don’t want to go to the expense and disruption of fitting out their bathroom to 2 years down the line find that an inferior mild steel rail rusts, leaks and they then need a complete re-tile when the replacement isn’t dimensionally identical to the original” Stainless steel is 100% recyclable, and manufactured from over 90% recyclable material. It does not rust, flake or corrode. It is the sustainable, durable choice. We source our rails ethically and take our social responsibility seriously, from our sourcing, to our manufacture, to our charity initiatives. As a stable business with long term stockholding that has maintained a steady supply throughout the pandemic we are able to do all of this whilst protecting our pricing structure. We offer 3 formats of rail throughout the entire range: Electric, dual fuel and central heating only and we offer both a polished and satin finish as well as the Black Edition Range. “The cornerstones of our business are quite simply quality, stock holding and ultimately customer service. The three work hand in hand”

DESIGNER CONTRACTS CREATES DREAM ESCAPES FOR HOMES BY ESH Designer Contracts worked with Homes by Esh to create two pandemic beating dream escapes for the developer’s show houses at West Park Garden Village in Darlington. ith a long standing relationship, Homes by Esh tasked Designer Contracts with two ‘escape-from-it-all’ briefs for their site – part of an award-winning redevelopment project spanning 49 hectares in Darlington, and the first new park to be created in the town for 100 years.

W

Said Faye Goddard, design sales manager for Designer Contracts: “The brief for both homes was to give people a taste of holidays and city breaks overseas – something everyone has been desperately missing over the past year. “The two show homes to be designed were the four bedroomed Richmond and Westminster houses. Both needed to give visitors a completely different

•28•

feel and experience: the brief for the Richmond was to transport potential buyers to the beach resort holiday they were dreaming of; for the Westminster it was to replicate the mood of The Hoxton Hotel in Paris – a bustling, contemporary venue located a short distance from Le Marais and The Louvre.” The show home team at Designer Contracts hit the brief for the Richmond with sea inspired tones and natural materials throughout, giving it a luxurious beach resort feel. Vibrant touches of orange and tropical prints add to the holiday atmosphere. A sweeping sofa in the lounge offers refuge and a place to relax at the end of a long day, layered with tactile and textured fabrics.

wall, wave headed curtains across the bi-folding doors while woven pendants hover brightly above the wooden dining table. For the Westminster scheme, the design style is in complete contrast, showcasing a more city-led look with rich tones of burnt red, mustards, feature walls and dark choices of furniture. Star of the lounge is a statement mustard, velvet sofa set against gemoteric wallpaper full of rich maroon, blacks and brilliant white. The glam vibe is completed with an impressive sideboard dressed with gold hardware and skilfully coordinated with brass lighting and detailing on the sidetables and lamps.

Soft taupe and sand tones were used, adding to the calming feel, further accentuated by mirrors using natural grasses around the frame. On the feature chandelier, wooden beads are delicately suspended over the rattan woven coffee table.

The stylish Parisian hotel feel continues into the kitchen where a bold cocktail bar wallpaper makes an instant first impression while the dining table, set to entertain six, has velvet seating in rich reds at each end and muted grey benches for guests. The look is crowned by a golden globe feature pendant.

The light and spacious theme continues into the kitchen with transparent wall to

Upstairs, the rich tones continue. In the master bedroom, a striking mustard

headboard on deep blue panel effect wallpaper sets the feel of luxury while brass pendants over the rich wooden bedsides, along with the extravagent chandelier create a moody atmosphere. Said Faye:“Homes by Esh always offer exciting inspiration for their show homes. Each scheme is completely different to the next and allows for inspiring new experiences for their potential home owners. “Ensuring the brief for the show homes is both relatable and aspirational is a delicate balance. The final reveal, come install day, is always one we look forward to as a team”. West Park Garden Village site has been designed to offer properties which are greener and more economical than older homes, helping to reduce energy consumption, water usage and waste. With a range of two, three and four bedroom homes, the development offers house types for those looking for everything from their first time home to families and households looking to downsize. www.DesignerContracts.com

Passivhaus training to support drive for net-zero CSIC to deliver Passivhaus in Practice programme for Scottish construction sector workers onstruction Scotland Innovation Centre (CSIC) has launched a new initiative to train construction sector professionals in Passivhaus standards – a worldrenowned approach to the design and construction of highly energy efficient buildings.

C

Working closely with a range of Passivhaus experts, CSIC is offering funded training opportunities to boost skills in Passivhaus systems and meet the demand for a more sustainable built environment. Passivhaus certified buildings can achieve a reduction of up to 75% in space heating requirements compared to the UK’s typical newbuild homes and are proven to reduce carbon consumption, lower energy costs and improve the health and wellbeing of occupiers. Supported by the Scottish Funding Council, Passivhaus in Practice aims to promote the wider adoption of environmentally friendly construction to help reduce the sector’s carbon footprint, in line with Scotland’s national net-zero emissions targets. The initiative is designed to provide up to 500 participants with the foundations for formal accreditation and will include a mix of online, augmented reality (AR) and hands-on training modules delivered at CSIC’s

Innovation Factory near Hamilton. Learners will explore the pillars of Passivhaus design - including thermal bridging, airtightness, and ventilation - and discuss the wider environmental, societal and industry benefits of the standard. Training is aimed at construction workers who may be out of work or facing the prospect of redundancy, supporting them to get back into the industry with new skills and knowledge aligned with the future demands of the sector. ‘Skills and workforce’ is one of the areas of focus in the Scottish Construction Industry Recovery Plan1 with actions centred around addressing skills gaps and creating opportunities for upskilling that align with green recovery plans. 1 https://www.constructionforum.scot/ recovery-plan/

Caitriona Jordan, future skills manager at CSIC, said: “There is a huge opportunity to adopt a mainstream approach to Passivhaus principles in Scotland that will help us to create a more sustainable built environment fit for the future. This programme is focussed on delivering the skills needed by supply chains and markets that will accelerate the transition towards net-zero, boosting capability and resilience within the construction sector’s workforce. “In addition to the environmental impact, widespread adoption of Passivhaus standards could help to create new jobs in construction supply chains and address some of the systematic problems related to fuel poverty and energy inefficiency. Certified buildings are proven to have better air quality, thermal comfort and acoustics, all of which have added benefits for communities who use the spaces. “Training and upskilling is an essential element of securing the future of the construction industry and will be key to reaching our net-zero ambition. However, it is important to go beyond individual competencies and invest in meta-skills that encompass digital technology, innovation and the environment that can be applied to a range of trades and help the sector to collectively lower its carbon footprint.” For more information and to register for Passivhaus in Practice, please click here.

Rinnai N Series Hot Water Heating Units and Systems ‘Hydrogen Ready’ and Now With Full Certification Rinnai’s N Series range of hot water heating units and systems have been passed as fully certified to the new UKCA standard, the successor to the CE mark. The company is one of the first in the heating & hot water industry to have gained this official recognition.

UK

Conformity Assessed (UKCA) marking is a certification mark that indicates conformity with the applicable requirements for products sold within Great Britain. UKCA marking became part of UK law on “exit day”, from the EU on 31 January 2020. UKCA marking has become mandatory following the end of the Brexit transition period although until 1 January 2022 the CE mark is accepted as a valid alternative. This news closely follows the

announcement by Rinnai that, after an extensive testing and verification process, its N Series product range is ‘Hydrogen ready’ for the proposed initial supply of natural gas and hydrogen blends fed through the existing gas infrastructure. All Rinnai units are guaranteed to provide limitless volumes of temperature accurate hot water flows, provided fuel and water connection are constant. Rinnai also states that multiples of its existing ranges are retrospectively compatible with future hydrogen blending including all N series models already installed in the UK. The Rinnai Sensei N Series continuous flow hot water heater range offers a more compact, enhanced combustion design that allows for easier installation, superior operational performance as well as ease of serviceability. The Rinnai Sensei N Series is the first ever continuous flow hot water heating unit manufactured with stainless steel heat exchangers to be available in the UK - this gives a greatly extended working life at optimum performance to each of the four models in the range. Added to this are the market leading extended warranties, that accompany these hydrogen ready appliances.

•32•

Heating

The four models are: •

the N1600i giving 954 litres per hour.

the N1600e (external) also giving 954 litres per hour (at 50 degrees).

the N1300i giving 775 litres per hour and

the N1300e also giving 775 litres per hours of temperature controlled hot water at 50 degrees. The two 1600s have load profiles of XXL and are water efficiency class A rated, while the 1300s are load profile XL and are also water efficiency class A rated.

All the range are also low-NOx and the futureproofed continuous flow water heater utilises Rinnai’s patented advanced burner

technology with a 13-1 turn down ratio – the largest on the market – with extremely quiet operation. Integral controls on the units enable the water heater to achieve high efficiencies because of advanced burner control and high modulation ranges. This wide range of modulation means that energy usage is completely optimised as the water heater through smart inbuilt controls will only heat the water to the temperature required thus preserving energy. Rinnai is a true global player in the manufacture of domestic and commercial appliances and operates in almost 50 countries. Rinnai is the world’s leading manufacturer of continuous flow hot water systems - it makes and sells 2 million units

each year. The range of units can be manifolded to supply limitless hot water to any site of any size. New CPD set to enable heating engineers to offer ventilation and cooling With the ban on gas and oil boilers in new build homes set to come into effect by 2025 and numerous incentives planned to encourage homeowners to adopt more renewable heating options. a newly endorsed Chartered Institute of Plumbing and Heating Engineers (CIPHE) CPD course has been launched to help heating engineers diversify. reated by the former CEO of the UK’s biggest boiler company, Richard Soper, and specialist independent heating and plumbing merchants, Bell Plumbing Supplies, the new course is designed to give traditional heating and plumbing engineers an indication of just how easily and simply they could add renewable heating, cooling and ventilation to their current offering.

C

Supported by two showrooms in Worcester & Stourbridge and a dedicated training centre, the new CPD focuses on air movement and the Unico high velocity small duct system technology. Relatively new to the UK but installed in more than half a million homes and businesses across the United States, the Unico System can be connected to a heat pump or traditional boiler system with options to provide heating, cooling and ventilation without the need for radiators.

engineers for many years to come. As we’ve all seen, however, through the introduction of smart controls like Nest, homeowners are increasingly looking for ever more functionality from their heating system. Through the CPD we’ve developed with CIPHE we can allow heating engineers to provide their customers with the type of complete climate control that’s now virtually standard in all our cars, allowing them to add cooling, ventilation and renewable heating to their offering.”

Speaking about the transition from gas boilers to renewable systems, Richard Soper said: “Even with the 2025 deadline for new homes it’s clear that boiler technology will continue to play a big part in the way we heat our homes providing many hours of work for heating

Bell Plumbing Supplies, which has been serving skilled plumbing and heating engineers since 2007, is the UK’s exclusive distributor of the Unico System. Calvin Pope, commercial director at Bell Plumbing Supplies, said: “We are and always have been a plumbing and heating specialist merchant. It is clear to us and our installers that as the UK moves

•34•

towards renewable heating, demand for technologies like air source heat pumps is only going to grow. One of the main reasons for choosing to become the sole UK distributor of the Unico System is that it offers traditional residential heating engineers a genuine opportunity to upskill and enter new sectors of the market. “Our installation partners will be able to offer cost-effective high-end heating, cooling and ventilation, something that was previously only possible for MHVR and air conditioning specialists.” The Unico Systems CPD can be accessed via www.bit.ly/CPDVent To find out more about becoming a Unico Systems official installation partner contact Unico Systems UK Tel: 01384 422094 or Email: uncio@bellplumbing.co.uk

DEANESTOR COMPLETES FIRST PHASE OF £4M FITOUT CONTRACT FOR ONE OF THE BIGGEST BUILD-TO-RENT SCHEMES IN MANCHESTER Deanestor, one of the UK’s leading furniture and fitout specialists, has completed the first phase of a £4.3m contract for the manufacture and installation of more than 600 kitchens for one of the biggest build-to-rent schemes in Manchester. eveloped by Vita Group and built by John Sisk & Son, 266 luxury apartments have been handed over at Circle Square and construction of the second phase of 417 apartments is well advanced.

D

•36•

Designed by Feilden Clegg Bradley Studios, the £247m build-to-rent scheme is part of a £750m mixed-use development on the former BBC site in the centre of Manchester. This landmark regeneration project is creating a vibrant new urban neighbourhood, providing homes, commercial office

accommodation, and retail and leisure space. Deanestor is manufacturing and installing 683 kitchens and around 2,000 fitted wardrobes for the high specification one, two and threebedroom apartments for modern private

residential living. The bespoke fitted wardrobes are supplied in four sizes and finished in contemporary cashmere with a sleek metal edge handle. Tristan Herbert, Development Director at Vita Group, said, “These are high quality apartments to meet the rising demand for city living. Our requirement was for exceptional quality kitchen and bedroom furniture and a robust installation. Design-led aesthetic appeal for the fitted furniture is essential in order to attract tenants and create a fantastic first impression of the apartments.” “Kitchens are particularly important in an open-plan living space and need to look good for years to come. These kitchens definitely have a wow factor. The finishes such as solid surface worktops are high specification and reflect our brand very well. Deanestor has delivered high quality products in the first phase which have met our expectations and requirements. Their team also kept working throughout the pandemic and supported us in a challenging year. Lettings are going well, and we are looking forward to completion of the second phase.” Steven Dingley, Project Manager at John Sisk & Son, said, “Vita Group required a combination of flexibility and quality with bespoke cabinetry and designs to suit the layout of the different apartments and budget. Deanestor has performed very well on the first phase. Their logistics planning

and project management ensured such a high number of furniture items were installed with maximum efficiency on this large city centre site and despite the challenges of the Covid-19 pandemic.” The open-plan kitchens have white quartz worktops, an oak-effect finish to the breakfast bar and moulded doors with an integrated handle in indigo blue for the base units and white for the wall cabinets. Door backs are colour-matched, and the cabinets are manufactured by Deanestor to very accurate tolerances for this high specification, design-led build-to-rent scheme. The space between the kitchen cupboards has been reduced using a specialist hinge detail for a sleek appearance. All the appliances for each kitchen are integrated for an enhanced finish, including the hob, oven, microwave, fridge/freezer, dishwasher, and washer dryer, all supplied and fitted by Deanestor. As part of the design development process, Deanestor created a mock-up kitchen at its Mansfield factory for the client team to review. Deanestor have also manufactured and installed 683 service cupboards in three sizes, and 350 store cupboards, finished in indigo blue to complement the kitchens. The lifestyle enhancing living spaces at Circle Square include shared lounge areas, co-working spaces, gym, and facilities for private entertaining, split across two buildings. Deanestor provides high quality contract furniture solutions to construction clients and contractors for healthcare, education, student accommodation, build-to-rent and laboratory projects – both new build and refurbishment. Welsh Slate heads up Sarah Beeny’s new home Roofing slates by Welsh Slate star in presenter’s new TV programme. oofing slates by Welsh Slate were the material of choice for TV property expert Sarah Beeny’s own home-inthe-making which is the star of the Channel 4 series “Sarah Beeny’s new life in the country”.

R

The “Homes on 4” series follows Sarah and her family (husband and four sons aged 11 to 17 years) as they swap London life for a new start on a 220acre, semi-derelict former dairy farm in Somerset, where they are building a modern and sustainable stately home of their dreams. Episode 8 of the first series shows the family visiting the Welsh Slate quarry where the Penrhyn Heather Blue slates are produced that are then shown

being laid on the 15m x 16m mainly mansard roof of the three-storey, sevenbedroomed mock stately home. Sarah even has a go at splitting the premium slates herself, remarking that it was “seriously impressive” that every one of the slates used on the house was split by hand. Welsh Slate commercial director Michael Hallé explained on the programme how the quarry once employed 3,000 people and still produces three million slates per year. Also, that maximising yield is very important and not only do they make roofing slates but also walling, paving, decorative aggregates and landscape products.

Roofing contractor Geoff Spinks of G&L Roofing agreed with Sarah that the slates were “a joy to fit” due to their flatness. He described the Penrhyn Heather Blues as “really, really nice slates” that were “lovely to lay”. They also feature as vertical cladding on some elements of the steeply pitched mansard roof. The scaffolding came down some seven months after work started on site, with Sarah exclaiming the newly revealed limestone-clad house, now waterproof in readiness for the winter, was a “thing of beauty”. Welsh Slate is also expected to feature in the second (commissioned) and third (to be confirmed) series of the show. In the second, scants (large slabs) of slate will be used as landscaping around the pond, and in the third, on a patio in the walled garden to the main house which was designed by husband Graham (Swift). Michael Hallé said: “Not only do we feel privileged that Sarah recognised that our slate is ‘the best slate you could possibly have’ but also that she was genuinely enthused at how the slates are produced.” The focus on sustainability has included the use of ICF (Insulated Concrete Forms) for the building’s shell, recycled plastic windows, water from a bore hole, and a modern wastewater plant which returns cleansed wastewater to the land. #SarahBeenynewlife

Getting buildings wind and watertight is a priority on any construction site so choosing a quick, easy to install, reliable and versatile roofing system is vital. High quality roof decking or pitched roof sarking is an essential component and Oriented Strand Board (OSB) is now the preferred option for many. Unsurprisingly, given the product’s outstanding attributes, West Fraser’s SterlingOSB Zero OSB3 or SterlingOSB Zero T&G is frequently the first choice. Ideal for structural use in load bearing dry or humid conditions, SterlingOSB Zero OSB3 offers great value and durability. Stronger than most softwood ply, thanks to its makeup of multiple layers of real wood strands pressed together, it is designed to withstand the toughest of conditions. Working with the boards is trouble free as they are uniform in quality with no knots, voids or delamination issues. Helping to cut waste, a range of panel sizes and thicknesses is available to suit all needs.

the coveted environmental ISO 14001 accreditation. The Sterling OSB Zero range is also the first OSB product to be made in the UK with zero added formaldehyde, so it is an even ‘greener’ board that meets all standards with ease. Samples of SterlingOSB Zero, and West Fraser’s other construction panels, can be ordered on the website

uk.westfraser.com. Head to the housebuilder page on the website to download a selection of tools including a fully-interactive guide to all West Fraser products and a checklist to make sure you have everything you need for your build. The boards are square-edged so butt together easily and cleanly. Panels are cut and installed on a roof using conventional roofing equipment and are easy to saw, drill, nail or plane. Nails can be driven as close as 8mm from the panel edge without causing splitting. SterlingOSB Zero’s smooth surface gives improved adhesion qualities for all flat roofing applications and no sanding is required, even for GRP finishes. With all the advantages of the Sterling OSB Zero range, SterlingOSB Zero T&G is specifically designed for flat roofing and is BBA approved and fully compliant to BS 6229:2003. The panels are consistent and machined to exact tolerances. Reliable fixings are easily achieved across the board using 3mm diameter ring-shank nails or 50mm long screws at 100mm centres across the supporting joists. The tongue and groove profile helps increase the lifespan of the roof by reducing movement of the boards which could damage surface coverings. Timber is a highly sustainable building product and, with the Sterling OSB Zero range, there is the added reassurance that the product’s environmental credentials are further enhanced. The panels are net carbon negative, responsibly sourced and FSC certified. They are manufactured in the UK from locally grown timber, cutting embodied carbon from transportation. Case Study: Structural Waterproofing Private Residence

Overview Delta Registered Installers, Arti Structural Waterproofing Ltd offered an effective, fast installation and maintainable, Type C waterproofing solution to a private dwelling on time and on budget! The Scope of the project was to provide a structural waterproofing solution to a private dwelling with new build extension. The property, situated on a sloping site gave the opportunity for the waterproof design to utilise the properties environment to allow for natural discharge of any potential water ingress. The property was detached and retaining to the front and side elevations where the retaining ground slopes down and away from the property to a garden that continues to slope down to a small stream. The retaining walls on either elevation rise at their highest point to approximately 1500mm above the internal floor level. The internal walls of the property were original brick to the front and new cavity built concrete block. The floor to what was the original house is of solid concrete construction joining on to a newer block and beam floor construction. When designing the most appropriate waterproofing system to any given situation, various design factors

require addressing such as (but not limited to), final use of the building, the grade of waterproofing requirement under the British Standard, structural considerations based on the form of construction and in some cases, satisfying the requirements of building warranty providers.

Methodology Pre site inspections were carried out along with consultations with the homeowners, to ensure the waterproofing design not only meets BS 8102:2009 (Code of practice for protection of below ground structures against water from the ground) but also client expectations. The client sought to have a hands-on approach to the design which was warmly welcomed. Arti’s CSSW qualified surveyor and Delta’s Technical Team discussed design approached along with the correct height to waterproof, to ensure BS81022009 requirements were met and the structure would be always kept dry (to Grade 3 habitable). The site was sloping, so to achieve a level floor the new build extension had to be recessed into the slope which made the structure part retaining. Therefore, only part of the new build required protection for water ingress. WDS, CSSW and CSRT qualified Stuart Tansey worked with Delta’s Technical Team to create specification suitable for this unique new build. There were no geology reports or soil analysis, therefore the recommendations and resultant specification were based upon a high-risk assessment during the pre-site visit. Slight moisture ingress had been noted within the newly formed

stairwell area, but the area had no recorded history of flooding. Arti put together a cost effective and compliant cavity membrane solution that utilised natural drainage to manage any potential water ingress. This project is only part retaining as it is situated on a sloping site with an external ground level barely one metre tall at its highest point. Installing a waterproof membrane floor to ceiling was simply not required as water will never reach the highest points of the structure. Preceding the installation of the Type C Cavity Drainage System, Arti ensured the waterproofing design would easily be maintainable and repairable. Case Study Results Completed in just three days and on budget. The homeowners were delighted and contacted Delta to give feedback: “I just wanted to inform you that from initial meeting with Stuart Tansey on site, to completion of the project, the whole process was conducted promptly and with complete professionalism. This service was complemented by the managing director Mr Lucian Ardeleanu become personally involved providing his assistance and expert input with additional work I wanted carried out. I would not hesitate to use their services again and would recommend Arti Waterproofing in future.” By not using specialist contractors, the project could have been over specified and waterproofed in areas that did not require waterproofing.

Panoramic rooftop deck decorates skyline in Washington DC Beautifully designed apartment rooftop terrace completed with sustainable Kebony wood

ocated nearby the epicentre of Washington DC’s H Street, the Apollo Apartments have been thoughtfully designed to capture the excitement of the early 20th Century Apollo Theatre, located on the same site, with modern amenities befitting one of the city’s most dynamic neighbourhoods. Global leader in the production of sustainably modified wood, Kebony was selected for one of the building’s most striking features, its multi-faceted rooftop deck, sat atop the residential building, which houses more than 350 apartments.

Responsible for creating a beautiful outdoor living environment, the landscaped deck offers unparalleled 360-degree views of the city, a multiuse pool/fountain, a movie screen with lawn seating, a contemporary pergola

and several stylish Kebony benches which adorn the sensitively designed rooftop space. Finding the right material for the ambitious rooftop project led Insight Property Group and Landscape Architecture Bureau to Kebony, which was ultimately selected due to its natural aesthetic, impressive durability and award-winning sustainability credentials. Kebony’s durability and need for extremely minimal maintenance made it the perfect choice for the project, which is exposed to the elements all year round, with highs of up to 34° C in the summer and lows of -18°C in the winter. Developed in Norway, Kebony’s revolutionary technology is an environmentally friendly process, which modifies sustainably sourced

softwoods by strengthening the wood with furfuryl alcohol - an agricultural by-product. By polymerising the wood’s cell wall, the softwoods permanently take on the attributes of tropical hardwood including high durability, hardness and dimensional stability. Brendan Whitsitt, Director of Development of Insight Property Group, said, “ We are delighted with the impressive rooftop space and are pleased to have worked with fantastic partners and products to help realise the vision. For the decking, we were looking for a natural material that would not require any real maintenance or regular touch-ups and were very pleased to have discovered Kebony wood, which only requires normal cleaning and no additional processing.” Commenting on the use of Kebony at the Apollo Apartments, Payam Ostovar, PLA, ASLA, at Washington-based Landscape Architecture Bureau added, “The decking is performing extremely well since construction completed. One of the best benefits we have noticed the most, is that being a pool deck, it is far cooler than the adjacent concrete pavers.”

Ollie Allen ringing in the changes in the garden Ollie Allen is a professional carpenter and, as such, he loves all things timber. He is never happier than when he is building – or displaying wedding rings! He has combined these two passions in his new garden room which featured net carbon negative products from West Fraser throughout. est Fraser’s SterlingOSB Zero is one of his favourite panels as he explains, “It’s a great product because it comes in different thicknesses, it’s strong and the price is great. It’s a versatile material because it works on both building sites, as well as more contemporary settings in offices, retail outlets and hospitality venues. It’s risen in popularity in the interiors and architecture world over the past few years which is great to see from a UK-made product. It looks good painted as well as with a plain clear coating when used on furniture and installations, which is how I’ve mainly used it in the past.”

W

Ollie has recently completed a bespoke garden room project in his own property; and now he is seeing demand soar for this sort of building as people work from home more.

•48•

At the beginning of the project, Ollie specified West Fraser’s SterlingOSB Zero as the perfect material for this novel, modular, easy-to-build timber-framed building. He explains “Compared to other sheet products on the market, it stands up to weather and humidity really well, it’s lightweight and even better on a typical build budget. West Fraser uses UK-grown timber and process and manufacture everything here in UK, which is really good to know it’s not clocking up air miles – that makes for a more sustainable future for the building industry. SterlingOSB has long been a favourite of mine for building with. It cuts well without chipping and splintering, it’s uniform and it doesn’t move after installation, which is perfect for timber framing projects. We used 11mm to skin the exterior before cladding in shingles and the 18mm board as the interior face. These two boards, combined with timber studs or PIR boards, make for a really fast and strong method of wall construction.

Outdoor Living And when the weather was dicey? “I knew I would have periods of time when weather would affect the build schedule. Being in Yorkshire, where it’s wet approximately 95% of the time, this build has been no different to any others I have managed! So I turned once more to West Fraser and the popular CaberShieldPlus system. Once installed with their D4 adhesive, it’s rated for 60 days of bad weather. It’s perfect for those ‘roof off renovations’ or the first floor of an extension, especially when customers change roof window designs every other week! The flooring is super easy to install and has a tough and durable outer coating of melamine, similar to a kitchen workshop but textured for grip. Using the polyurethane glue in the joints, it gives extra waterproof protection and keeps out the elements whilst you build the rest of the structure. I have found the boards easy to clean, which helps keep the dust levels down compared to typical dry chipboard flooring products.

He continues “Throughout the summer months last year, I had been working hard to get the frame, the insulation and the watertight elements sorted for the build. We lined the whole building internally with SterlingOSB Zero as its perfect for multi-use spaces and can look pretty stylish too for modern workshops and design studios. In the areas where I wanted wall mounted cabinets, I made sure to use 18mm thick OSB boards to help take the weight of the storage cabinets.” What does he use the building for exactly now? “For the past five years, alongside building projects and woodworking, I’ve been making handmade stainlesssteel wedding rings for my wife, Jessica’s, jewellery business. As the UK’s shops and businesses closed for lockdown, and a few of my woodwork projects slowed down, we created a website and

launched our new and improved wedding ring brand, www. flinnandsteel.co.uk. Using social media, Instagram and Facebook adverts to help people find us online, we soon saw an increase in interest, and enough to know it was worth pursuing. It was perfect timing for the completion of my new garden studio and workshop, ready to take on more customer orders. Fast forward six months and we are in 2021 with an extra two staff members to help me fulfil our order book from customers nationwide, and all the rings are handcrafted in this very workshop. “This summer I hope to complete the exterior landscaping around the garden studio. We will create a path to the house along with a small-paved space outside the studio – the perfect place to crack a beer on those sunny evenings, so watch this space!”
